New Build Commercial Space for Lucy Developments
Lynrace Studio was invited by Lucy Developments to propose a new-build commercial building at 31 West Way, transforming a constrained and visually fragmented site into a high-quality workplace destination. The brief targeted approximately 1,350 m² of flexible office accommodation across three to four storeys, capable of subdivision by floor or tenancy, and designed to create a strong architectural presence along West Way. Our concept establishes two linked blocks arranged around a south-facing courtyard, optimising daylight, privacy, and views while reducing the massing impact on neighbouring residential and industrial buildings. A calm, contemporary façade language expressed in articulated brickwork, deep reveals and a set-back upper floor responds sensitively to the varied surrounding context while elevating the character of the streetscape. The proposal demonstrated a refined, efficient and future-focused commercial building aligned with Lucy Group’s wider vision for sustainable, flexible and high-quality workspace in Oxford.
