Office Design and Fit-Out
Lynrace Studio was appointed as lead consultant, architect, and designer for the relocation of Lucy Real Estate to a new headquarters within St Paul’s House, a major mixed-use redevelopment in Jericho. The project involved transforming a newly completed shell unit, Tenancy 2 on Cranham Street into a fully functioning workplace that could accommodate Lucy Properties and Lucy Developments, aligning with the company’s operational needs, brand identity, and relocation strategy. Establishing a Project Definition Plan, we developed the spatial layout, integrating reception, open-plan workspace, meeting rooms, welfare facilities, and dedicated collaboration zones across the 245 m² floorplate, while coordinating branding, IT, and stakeholder requirements. Our role included design development, procurement support, and construction-phase project management, ensuring the fit-out met programme, budget expectations, and statutory approvals. The completed workspace provides a contemporary, efficient, and welcoming environment that reflects the Lucy Group’s long-established presence in Oxford while supporting the future growth of its real estate division.
